Do you accept pets?

Depends on the type of pet:

• 🐹reptiles, snakes, hamsters, fish, and other small pets, Yes!

• 🐶Dogs are welcomed provided they meet with our company owner first and have been trained/well behaved.

  • proof of a pet license from the City of Lethbridge will be required for dogs, certain conditions or actions may be requested to prevent damage to the suite, such as using dog rocks

The following pets are prohibited:

• 🐱Cats, Sorry but they are generally not permitted.

• Banned pets (rats) are not permitted.

Do PreScreening Applications effect my Credit Score?

We use SingleKey to perform credit checks and pre-screening of tenants. These checks use a soft inquiry which will not effect your credit.

Does paying on time and in full help me build credit?

Yes, if you opt-in! 

Our payment processor (SingleKey) reports payment history to credit bureaus. This means if you pay on time and are the awesome tenant we look for, you'll build credit just by paying on time in full!

If another means of payment is negotiated, we will instead use FrontLobby to report payment history.

Why do you perform a Credit Check?

It's to help prevent fraud and ensure we are offering homes to people who will responsibly pay on time. 

We do understand things happen though, so an imperfect score shouldn't be a concern, but frequent delinquencies may indicate we are not the right fit for that applicant.

Do I have to get Tenant Insurance?

Yes, Tenant Insurance is Strongly Encouraged, while the building is insured by our policy, your belongings are not if your actions damage the building. Tenant insurance can not only protect you in event of disaster, but unexpected damages too! for the low cost, we strongly recommend it. 

Willingness to get insurance will be weighted in the decision on who to rent to.

Do you offer Short Term Leases?

No, We only offer long term releases on our properties, this typically constitutes a 12, or 24 month lease.

Can I Sublet?

No, We do not permit Subletting or operation of short term tenancy (Vrbo, Airbnb, etc) in our buildings without explicit written consent from the company owner.
